Interest Rates are going down and that will also help with any new investment or cash out refi and keep growing the number of doors. 

The gov signed into law some legislation that is unfortunately good for insurance companies/bad for anyone making a claim but that brought companies back in the market at the increased competition drove the rates down.

Eviction records are challenging as there is no clearing house for them like there is with say credit reports.

The home is $203k my thoughts are that I should pocket the approximately $7k and save it for another house down the road.

The values have gone up and our cap rate is now less than a hands on property would be (we have several, that's all we do).

PS - Commission rates were and are always negotiable, its a misconception that ONLY 6% could be charged or that it could no longer be charged  -- I wouldn't be shocked to still see 6% commission rates moving forward.
