The average person does not know someone right now who needs to sell, but after 20 years in the business and making connections people do call me when some close friend or family member has a fixer upper to sell, but that is from relationships over time.Are you looking for funding?

Also, a typical BRRRR is where you buy a fixer upper, do the rehab on it, rent the property out so it is performing, refinance all or most of your money out of the property because now that it's fixed up and rented it should appraise for more, and then repeat the whole process over again.Best of luck to you!

I would likely be trying for the BRRRR strategy with fixer-upper SFRs or MFRs in a target range of $80-150k purchase price and a $150-200 ARV.

A duplex, for example, rented out would not cover the entire cost needed for mortgage and other fees and cash flow is the end game for me 2) money lender problems are 10% interest rate plus the return of investments in "x" years, cash flow would not be sufficient and I can buy a foreclosed or fixer uppers cause I'm not a contractor nor do I know one, risk is in the investor and that is too risky for me.  3) I am inexperienced and I have yet to make enough contacts for a team but I do want experience.

Essentially, I'm hoping to get a fixer upper that has an unfinished basement or something so I can turn the 2bed into a 3bed if possible.
