I've been selling 12% interest three year notes for the last five years and the program runs perfectly BECAUSE of the unique underwriting requirements of the loan, cash from the investor and safeties in taking the property back.

Obviously there are some lucky people that were able to get into that niche when prices were down, and it makes it possible for cash flow.

I'm just getting started and Hawaii (so far) seems to be a tough place to get started (unless you have a lot of money).So, I'm learning as much as I can about the possibilities and impossibilities of doing this and thinking about niches and business plans to get started.

I've grown to really love the 'niche' of rural properties that cash flow well!
