You'll need someone that paint and install laminate/vinyl for turnovers. .You need a plumbing company for clearing drains, and replacing water heaters, get one that has a system for working with landlords.I have found that companies that have the best prices are use to working with landlords and they usually have a system in place for dealing with tenanted properties and will call tenants directly for appointments, bill a credit card on file, and tell you prices up front for standard things (though there are often special circumstances esp with plumbing)You'll also need an HVAC company and an appliance repair guy.

I have not had a title on my business cards in years.I'll tell you this as a home builder, mini of the new construction loans I do they're always having to look for a home builder that I'll come in as the general partner who has actual HUD statements and relevant building experience in the last 3 years.

Hello,Total purchase was $602,000 plus closing costs (appx: $8,000)The cost for the ADU was $265,000 ( It is a 3 bedroom 3 bath with a kitchen and 2 wet bars which I rent separately , including Plans and permits (Appx: $ 15,000)This was my first property when I did this, I paid for the ADU with lines of credits and credit cards and than refinanced and paid them off.I noticed you said it sounds kind of high, are you located in the Los Angeles area ?
