@Joe Platyan, also, check to see if this property's "1.6% Rule" is (only) standard for the area, or whether $100k would be a bargain purchase price for $1600/m actual market rent (vs sold comps).

As far as this website does it offer tools to search homes to purchase, rent, property info?

I've built racks in the joists of the garage to keep wood, shovels, or miscellaneous tools up high and out of the way.  

If there's any link or tool that helps assess deals that would be helpful too.Very fresh starting out.

Depending how much you're outsourcing for the rehab, the speed of project may vary. 120 days is a good target but if you can get it sold in 90 days from the purchase closing date, that's solid.
