Same thing with your $50k properties, I’m sure they existed, they just weren’t 2000+ sf, 2 car garages, less than 5 years older, with stucco siding and tile roofs north and west of 15/95 interchange and that’s what I wanted  In 2006 i was getting about $1100/mo on those $200k houses with 25% down and 4% loans the payments were about $725 + $30-40/mo for insurance and $100 give or take for property taxes.

He doesn’t care about your cost on floor replacement, but if it’s tile, and various surfaces, you could be in for way more construction than you need.

Just dont want to go through tile process if the appraisal isn't there.

I have stayed at the complex as well as other beach condos several years and most have always been tile floors which is the standard. 

The bid I got only specified very generic estimation, didn't say what material going into the repair.Ex : Master Bath (Shower Tile Replacement) - $ 1700I will try to get quotes from other contractors and negotiate up front cost.

Our favorite carpet is luxury vinyl tile. 

We ripped up carpet, added nice vinyl flooring throughout, added baseboards, added a nice tile backsplash, fully repainted, changed lighting & fixtures, and scraped the popcorn ceiling.

I'd recommend Home Depots Lifeproof but there are other good options if you don't like the patterns like Floor & Decors NuCore.
