I live in the Pasadena area and the drive out there is about 2 hours no traffic.

Also, due to your advice, I arrived at my clients house about an hour early today so I decided to make a drive around the area and landed 2 listings and 1 potential.

I am supposed to talk with this seller on an appointment in less than 48 hours. 

I am very mixed with what my next steps should be, the property is a 3 hour flight from me so it is not crazy far, but I wouldn't be able to manage it on my own and would of course need a property manager.I'd love to hear from everyone to see what more experienced real estate individuals think.

Have been trying to expand my thinking and outsource so for the first time I gave up leasing and let someone else handle it for me when my wife and I purchased our business and were needing to relocate 2 hours away. 

The sister is just willing to place someone in the house RENT FREE just for the sake of someone being there since the property is a hour and a half away.Is there a way to remove the sister out of the picture without stepping on toes too bad?

I've never used outside PM, so I don't know how every conversation/transaction would go, but I'd definitely like to know my PM would at least inform me a tenant was one month past due, then two, then three. 

And we do owe you a beer or three!

So I'm getting conflicting stories and rather than wasting two or even three lunch days to get the final result, if I end up going to the wrong office.
