Regulation is a cost that drives inequity as costs are more easily absorbed by cash and time-rich developers than SFH owners.I am still hopping to proceed — I hope with my house being zoned R-5 and the fact the development next door is 42' high and 68 units, the development behind me is 34' high two high end units (duplex), and 4 houses down to the South they allowed 2 properties to develop 10 slot homes.... that the city would take some of this into context. 

Used Zillow to locate most recent sales in the area and check to see if they r absentee owners of those properties.

I'm looking to invest in SFH/THs w/3BD/2BA in the $150-230k range if possible, with good schools, good amenities and areas which are expected to appreciate over the next 3-10 years with the good population growth that R-D area is experiencing.
