Great advice thus far and I too recommend my thread on the truth about wholesaling.In today's market, wholesaling has become even more difficult due to the supply and demand Susie and tight spreads.I recommend if you enter this strategy, that you go the direct marketing route.

Banks might work with you or you could get two separate loans but that will increase the fees thus lowering your purchase budget.I would suggest getting one duplex now if 4-plexes are in low supply.

For example, historically, we'd never have considered buying roofing materials, lumber, windows or hardwood material ourselves (just let our contractors supply it), but there is a decent savings by buying it ourselves, both because we can choose the supplier, can buy in bulk and because we know we're not paying markup to the contractor.
