You are exactly right that it's better for the rent to be paid or supplemented by Medicaid, because these folks may be able to work but don't have much earning power and cannot pay market rates.

The two-day class is eye opening and should be considered by any newbie.However, if you don't have money to speak of and need to take alternative paths toward, perhaps, an ultimate goal of passive investment streams, you may have to do a lot of self study and supplement your education through other investment clubs that offer a more broad perspective.Hope this helps!
