I realize it's a subjective decision, but could a section 8 be a class A or B for example?

I have a property next to subject property that is renting for $895. monthly and it has been Filled with the same folks for 10 years.

You want to make sure that when you buy the property, the rent you will receive will cover all your costs (mortgage, T&I, maintenance, capex, vacancy, etc..).

@Tim Hocker  Keep in mind that your HELOC may very well be an interest-only loan  - so make sure your monthly payment is covering the actual debt and not just an interest payment. 

You will need to supplement your tennat $2500 rent out of pocket to cover the expenses on this property. 

So the only question is, does the Market Rent for that location and Type of Unit cover the HOA, plus Debt Service, plus whatever other Expenses need to be paid..Because if it doesn't, the Landlord is in for a world of hurt!.

And, finally, I've lost count of the number of resumes I've reviewed where the applicant had a college degree in a subject that bore absolutely no resemblance or had any bearing on what jobs they worked after graduation. 

@Simon D.Simon, if I were you, I would immediately pull the carpet and install vinyl stair tread covers.

It can be a pain because they are very subjective... it depends on what inspector you get.
