I want good quality, reasonable speed and reasonable pricing (not cheap and not top dollar either). 

I've got a few contractors on speed dial, I put in solid tenants which I sign up for longer terms.

Once you get up to speed on that stuff, you will have a good foundation on which to build, and be able to easily make decisions when you see something come on the market, or to farm an area and try to find houses for sale that aren't listed.

Speed and ease of buying appliances, paying contractors, buying materials.- Less audit risk.  

You will have to take continuing education and be brought up to speed with the laws and ethics, pay your fees, and be connected with a broker who's willing to take you under their wing.
