How severe the downs will be is a guessing game because there are too many factors to consider (not only within the real estate market but outside factors that can affect the real estate market as well.)I do believe this time around we are much less leveraged; more buyers bought with all cash, the financed buyers have skin in the game and had to prove how they can repay the loan etc.

I don't remember if it talked about her owning the home or not, but he bought it under contract and she wanted to sell it right away due to financial difficulties and get an apartment.

I have the loan for the 1st mortgage in my name, so that is my "skin in the game."  

Cash rules and a business line would open up additional opportunities plus I would like to limit my personal liability but willing to put skin in the game via real estate equity.

My goal is to wholesale to gain "skin in the game" and network with buyers and rehabers to eventually switch to flipping as my main gig.

I know it can be overwhelming with all of the information and so little time and can be difficult I focus too.

Any hard money lender I have ever heard of makes you put some money down so you have "skin in the game".
