I'm thinking 7-10 cap, but with other investors' knowledge could you guys give me some input on what an investor will look for in duplexes or multi-units in Wayne County?

I can share dozens of other stories of various real estate related "surprises" and "adventures" that I have been a part of over the last 13 years as I worked to grow my portfolio from that one duplex to just over 160 rental units today, but I think this post is long enough already!  

Financial reportsI could keep going, but I think those are some of the most important, in no particular order.

I have not had Voucher tenants before, I am thinking about asking double deposit as they are not making employment and salary criteria.

I think the other discrepancies are likely from these inputs:-closing costs at 5% would be too high for this type of home.

I read on here that it is a waste of time and money to pay any site for help and there is plenty of free info on the web.When I try to google for this free info or lists all I get is sponsored sites trying to sell their programs.
