If a tenant moves out of a property after his lease was completed and the landlord refused to return the full security deposit due to "dusting and cleaning of the apartment" is it possible for the tenant to file a mechanics lein on the property for the remainder of deposit?

FYI The price is 123k, arv 220-230, with 20k necessary on the high side.My girlfriend has excellent credit 760, good secure job (Teacher) but has little to put up or out of pocket without wrapping it into the loan.

The more this is, the stronger the tenant buyer's claim they have an equitable interest in the property.You also want a separate security deposit that's part of the lease.
