I'm hoping to avoid tenants not cutting their grass or leaving non yard items on the lawn.  

Pit bull or 2, a couple of cars that are nice, car parts in garage and tires, yard not mowed consistently, never trimmed.  

Because a yard sign or a craigslist ad will generate plenty of calls.You say they're reliable and will be a good tenant. 

Had easy back yard access.  

Yard sign, logoed open house signs, door knocking, open house flyers, just sold flyers, etc etc

My former wife used to teach elementary school located next to the Santa Ana River and cranes would occasionally grab them in their beaks and some of the catch would land in the school yard, only to be discovered by kindergarten kids with puzzled looks on their faces.

My wife might be my back up tommorrow unfortunatly oppossed to two large male German Rottweilers that I planned on having tag along while I complete renovations tommorrow down their with its fully fenced in yard.

If you ever decided to hire a manager, I'd start with the resident with the nicest house/yard, the one who pays on time every month, and the one who calls you when there is a problem in the park.

The area around it has a lot of scrap yards and such.
