It’s been a really smooth process, at the end of the majority of units there will be a study sheet you can bookmark to look back on when preparing for your test, you can do it right at home and they give you a great timeline to do so, I’ve really enjoyed my experience so far. 

Your partners experience may be a benefit, and it sounds like you have a good amount of cash set aside to get the ball rolling.

Last stress test for short term, could you withstand no income on the property for 6 months? 

I liked having the ability to keep the property as a potential rental in the future, but given that it's pretty difficult to land a cash-flowing property in Lehi anyway, I'm wondering if not being able to rent it out in a few years would really be much of a problem (i.e. it might be better to sell and roll any appreciation into a rental in a cheaper market anyway).

This was my first test as a landlord and made the process easier due to living with the tenants.

I think most investors recognize the power of hard work so would encourage you to develop your own script and test it.

You can optimize via A/B split testing and other means but that comes once you have mailed thousands of letters, so you can see trends. 

They just make the paragraph vague and overly broad.I think they're testing you to see who is in charge.I encourage you to be in charge here.

Real estate partnerships have obviously been done before so there are tried and tested models you can follow.
