The new buyer will be also buying the current tenants & lease agreement that is set in place versus starting fresh, which can be looked at good/bad depending on who's considering buying & what they are willing to take on based off of their experience/skill.

especially investor dominated areas.. what happens is there are so many investors coming to market buying then rehabbing.. and so many tenants on Sec 8  which out there is only good for one year. the landlords compete for the section 8 voucher.. so the tenants live in one home.. and then go rent a new freshly rehabbed one..
