High Point has been working on many projects here lately, and I will list some of them now; Volvo is working on completing a $41 Million investment in it's Global Headquarters- retaining 360 jobs, EcoLabs with a massive $93 Million investment, that will retain 125 jobs and 20 new ones.

Unless it is a mega-corp with lawyers on retainer, they probably aren't going to want to spend money on lawyers to take it to court on the hopes that a judge thinks they acted reasonably.

I have a successful PMC, retained rental properties, renovation company, BRRR's, syndications, MFR, among others. 

In residential it is not all that common and the Seller most of the time will be satisfied with retaining any deposit on the contract.  

Since the Loonie's deep dive, we've not converted any more CAD to USD, but are retaining our US earnings in country for re-deployment.Last year we were close to purchasing a quadraplex in the rust-belt and had made arrangement to place a mortgage with TD Bank's U.S.A. operations - using our history with the bank here in Canada to underwrite the loan.  

You then retain access to your equity for the 30 year term, so you can re-use your line to buy additional properties!

OK Will here goes . as a investor not giving up on short sales becouse it seems like just about the only way to get the properties before they are on the open market . the only way to get them before they go to sell and be able to retain some equity. if you are a invester and have cash and time it is worth making as many offers as you can you only have to take what you want becouse they take so long makes it easy to back out and what's the worst oops you have 5 great deals all at once. new home buyers or investor go for the REO as some of the discounts are already there and more to be had. just be ready any good deal reo's in S B county will have a all cash offer in say 1-2 days or week at tops. but at least they can be had never know with spay.REO has to be with a realtor/asset manager, sometime spay can be negotiated on your own.

We have spoken to 3 different firms, and then went under retainer with one firm, who we have been disappointed with. 

But $300/mo is essentially a retainer and any actual work gets charged on top?
