Accurately pulling comps, being respected by lenders, having a leg up with sellers on legitimacy, being able to monetize the leads that want top dollar, and pulling lists I mentioned on your other thread @Henry Montgomery III . 

Respectfully I will say that with $70,000 you can not touch anything in this area.
