1. fiduciary responsibility, somebody who OWES it to you to have your back and ensure you are covered from any unintended mistakes2. avoid the double ender, if the seller owns the proprety AND represents the seller, while it isnt illegal by any means, if its between his wallet and you , who will he side with?

It’s difficult to impossible for a listing agent who is already representing the seller to not have a conflict of interest by also representing the buyer.

Representing buyers and sellers is going to teach me the ropes and fund investments.

Not to mention that even though you are technically licensed, you are still very inexperienced which can make it painful to try to represent yourself if you are only doing this once every few years.However if you are purchasing something on a somewhat regular basis then this can be phenomenal.
