@Robert Brown I also take the slow and steady save and pay approach with conventional bank lending and what helped me was refinancing into the name of the business so I was able to remove the debt on my personal credit report which made me more lendable. 

Upon closing, engage a licensed loan servicer to collect borrower payments, make payments to your lender, deposit the difference each month to your account, issue tax reporting, and ensure general legal compliance.

But report says its 3x i believe thats gross .any suggestions on how you guys review this?

A quick google search reveals that a typical work of this nature costs thousands of dollars.

I do see there's lot of interested on the property from the their weekly stats report, and few applications but not much of completed application.
