Can anyone recommend a reliable property manager in the Charlotte, NC area?  

I know that so far things have been very reliable (relative) but maybe add a duration with a clause to add days as needed?

If I was more convinced of the "reliability" I may have done it.and I would consider again in a more competitive/affluent market!

Are they high energy, motivated, do they like to work as a team and support each other.Do not be afraid to talk to two different offices of the same brokerage.  

They can give you a general preapproval based on that, but since there are more parameters such as actual rehab costs, a HML Preapproval, which is what you need, is less reliable than a traditional preapproval.
