I would place a nicely scripted sign next to the interior flyers or foyer table with something along the lines of, Parents, please accompany children when near pool/lake/water -- whatever is relevant.

then great.Longer term (maybe) BRRRR (which phonetically feels very relevant in DFW) : Personally I like the process of updating properties etc, gives me a lot of satisfaction, but I'll need to keep in mind its a business so some level of training and discipline will probably be needed before jump in here.In-state / Out-of-state : open to either and that will really be determined by the support network I can find/create (trusted realtor, property managers etc..)Excited to hear more from the BiggerPockets community on how to build that experienced network and make that first deal...feels a little like cold-plunging..the first one is probably the hardest (just making the plunge) and no doubt i will be breathing heavily for a while, but after a bit, you get used to it??

But they're a government agency so the gov. could bail them out if they're in bad position.The private sector that has a relevant tie with FM is Mortgage REIT industry, this unique industry is very unique because they buy low 30YFRM from MBS and hedge it with 10 years note, as the spread grows, their book value goes down and at this position, they lost 50-60% book value.Eventually, if the rate keeps going up, the FM needs to be rescued by the government.

Nor do I dispute the notion that often appreciation for certain properties and certain areas out performs inflation for whatever duration is relevant to the investor.
