So, when you think vacancy, keep in mind that YOU and the decisions you make can significantly affect the vacancy time. 

I was thinking of house hacking but a decent duplex here is in the 600s and up. 

I am wondering if anyone out there is a financial planner and/or CFP and has any insight on the situation as I think about it.

@Mike Adams, a few comments:a) I think that the home not being occupied is a reasonable assumption.

He's been bombarding me with emails with everyone he can think of CC'd all day saying how he's going to sue me for everything under the sun and accusing me of all kinds of made up nonsense. 

I am thinking about installing submeters for the property.

There is always insurance out there....it just may be at a price that's drastically more expensive than you think you should be paying.

We are thinking very long term, so in order to cover bases regarding potential deaths, wanting to pull out, or being unable to afford the investment it seemed like the best way to go.Really looking for some general advice is there is any, we feel we've googled and researched everything that will apply, but are there anymore pieces to be aware of?
