It is far better to stay vacant, wait for a month and go without a month's rent than it is to take a non performing tenant and have to manage a rapidly deteriorating bad tenant situation.  

Hi,I am looking into rolling over money from my 403b to a self directed IRA.  Does anyone have experience with anyone here in town?  I would like to use someone local instead of an online organization.

I love the areas, in addition to Grand Rapids, but I live here and know them well.  

Just got to start with a deep pocket or start rolling that snowball and keep at it.Really is similar kind of analysis to traditional bond/equity/insurance passive investing except the pros of 1031 tax deferral until 6 feet under, depreciation, leverage and the cons of not being super liquid, not being truly passive as easily, and harder to diversify/start incrementally.  

I like to look at things incrementally.

You have to consider costs like potential vacancies, marketing costs, leasing commissions, make-ready costs, etc.But here in Houston we have the issue of rapidly escalating property values, leading to rapidly escalating property taxes.
