I'm imagining a house with septic tank that was in dire need of pumping and then someone doing something like washing clothes, running the dishwasher and showering all at the same time equals too much water going into a full tank and it's all gotta go somewhere!

I can get it for 8-9% cap with current rents (can push them $50).Seems like a I decent value ad play.

I finally asked her to put a bunch of towels on top of the washer and I would wash them through a cycle.

There are dishwashers in each unit and a common washing machine which might be a factor too.

When those units rent, it pushes up the averages.

Exterior needs a good washing, but nothing is peeling to have to scrap a lot, so maybe 2000-3000K for ext, and interior another 1000 to $1500 for every room.
