My father wants to use his SDIRA to provide a loan to the LLC him and I are equal partners in.The loan would provide the additional funds we require to purchase an investment property.The LLC would pay principle and interest at market rate to the SDIRA.Would this be considered a disqualified transaction?

For distressed properties I intend to keep as rentals, the buyer pool is greatly reduced and being able to close cash and waive inspections provides a lot of negotiating power. 

You did a good job of explaining your situation, but I would think I would have more questions before providing any firm advice. 

Hector, I'll give you some opposite advise than what most on this site are providing. 

. - LLCs provide minimal legal protection in case of an incident. work with an asset protection attorney to come up with a better plan if they are that concerned. also have great insurance and an umbrella policy. 

On occasion, (more than a few times) I've sued to reverse a Trustee Sale (and won each time) and they provided a SWD.

Note I am not an expert on LLCs but I pay for experts to provide us guidance.
