Pic related, I lent on this house post-flip:My first words in this post were "excluding flippers," because you 100% can hypothesize that the flipper "drove up" the values of that house and that neighborhood.... however the neighbors (20 houses to the right and left on both sides of the street - 80 homeowners) should be sending "thank you" cards to the flipper, they all probably picked up at least 10% in terms of home value thanks to that flipper removing this chop shop blight from the neighborhood.

Cards and letters are easy to dismiss but a friendly face isn't. 

They see those things in an email signature, on a business card, in an advertisement, or in an online search engine.Just try to keep your new domain name as short as possible.

Have minimal credit though. 1 secured credit card, 1 regular credit card, and an authorized used on a credit card.

I have one where they didn't even charge me for the appraisal, but now fast forward a year and I have a checking account, business checking account, savings account with them, multiple debit/credit cards, bla bla bla.

Honestly I don’t care if someone refuses to pay their credit card bills...those people have to have somewhere to live too and a credit score can go up and down by a hundred points in a few months.

Find out if its going to be coin op or card operation and if they accept debit card etc.

My bank statements showing a $700 withdrawal each month don't include the first month because one roommate (not me) paid the full amount in the leasing office by card and the rest of us venmoed that person.

Only a fool would place a bet without seeing their cards first.PPD doesn't matter to me, and I doubt it matters to you.

Other than that, they don't come around to check.I had a SFR rental  tenant complaining about a neighboring house rented to roommates, they often have friends coming over to play cards, park their cars in the public street in front of our SFR.
