I can, if needed, obtain 70-80% financing so I have a few different ways I can structure things.  

I am thinking of converting it to a regular apartment so rents can be raised easier and increase the sale price in 2-3 years. 

So they demo part of the house they think needs to be repair and sent over the estimates to the insurance and insurance approved their estimates .

They had great references too so it worked out. 

Call the tax office and ask if a tax sale is coming up, if so, get them to email you a list of properties.  

So, with that said, if you followed that concept, it would depend on whether you were responsible for the electricity currently.  

Low cost investment that fast forward 3-5 years it will be worth much more allowing you to pull out equity/cash to buy more.I see investors buying $350K homes only cash flowing $400 a month, so Yes 100% good deal.

FF really only does well with medical professionals on travel contracts - so if your property is affordable and near a hospital it would do well, otherwise usually crickets - at least here in FL. 

So my duplex was vacant for almost a year (could have been more aggressive with finding tenants) and I was let go from my job back in January so I was bleeding for a while.
