I figured it was mostly a relationship building process but my main line of work isn’t real estate so even ideas on where to go or groups is appreciated. 

When a guest calls because the door lock is broken, I have to pay our person to 1) Travel to the site to assess, 2) Go to Lowe's or HD for the part, 3) Return to the site, 4) install the part, 5) travel back home.In the mountains of Tennessee, that can be a 4 or 5-hour process really easily. 

I would use a company versed in this process to manage the operations of the LLC and collect the rents/operating costs for the owners. 

MY PLAN: My plan was always to refinance the mortgage when rates dropped in the future, so my hope is that my mortgage would eventually come down to around $1,500-1,550 which then makes my numbers closer, as rental prices increase over time.

Lending tax-free or tax-deferred using a self-directed retirement plan is a great way to get into the business.

Guru selling this plan is making money on you buying books and seminars they probably did one.

We can get a lot of different types of loans through these connections, which makes the whole process go very smoothly.
