Shandon is a great neighborhood for student housing as well as the state streets which are close in proximity to Williams Brice Stadium. 

The cost will depend quite a lot based on the proximity of an accessible plumbing tie-in and where the separate entrance to the new unit can be built.

Do the numbers matter more than proximity to your residence?

Most lenders won't let you throw in costs for permits, licensing, etc... as those are business expenses and don't add value to the physical property.

There are a lot of decent areas to choose from but this proximity to Chicago has kept rental rates stable.
