Are there any marketing tactics that stand out to you as being most effective ?

Successfully doing a wholesale deal, and THEN all parties know what’s going on.

Settle down and make offers that work for you while not sweating what the other party will or won't do.

Typically the way it works is either party can make an offer to the other and the second person can match the price plus $100 and the first party then must sell to the second. 

If you are good at standing your ground, learning your law, developing processes, application screening, studying the market, and all other tasks involved then it may be worth trying it on your own.

Is it possible to wholesale someone elses wholesale deal to another party??

Form a separate LLC owned by both parties LLC. 

Since my husband and I are the only members of the LLC, do we need to get an endorsement for the LLC on the title insurance policy or are we already covered by the policy as there has been no change in parties holding interest in the property?
