Please add $300-500 for new shower door depending on styles. 7. $ $500 Downstairs bath = install new tile flooring8. $ $300 Bedroom 1 = replace missing closet doors, upgrade entry door and knobs9. $150 Bedroom 2 = upgrade entry door and knobs10. $ $800 fireplace = upgrade the fireplace area, removing and installing new tiles11.$500 = replacing lighting = front door, ceiling, stair way, hall way12

I've given it some though but its not really my style so for now we have opted out and it has never been an issue.

I don't think the max loan amount will affect me, since my investment strategy is value-play oriented and I want to keep "trading up" to larger properties every few years.Thanks again for the amazing help!!

I have never seen anyone more detail oriented.

Have you guys thought of having a local real estate oriented  services (plumbers, inspectors, etc.) list (like angies-list) that can only be endorsed/rated/reviewed by BP members?  

So, when comparing comps, be sure you have the same style and location of footage.  

Personally I looked for a few things: Good management style that appreciates the work you will be doing.A broker that I could leverage their information and expertise in the market I am looking to invest in.

The only 3 bulb lights I could find at HD or Lowe's were 'designer' styles starting at $50 each. 

If you have a post WWII Tudor style conversion it may be worth more.
