In my humble opinion

I've never cared enough to pursue but since we're on the subject... can some legal folks shed light on their opinion of a a disregarded LLC as a personal liability shield when the activity of the property is on the personal return of the LLC member and all income goes directly to the member?

The problem with a property like this, in my opinion, is you never know what you are going to spend. 

Allowing him out of the agreement today would be leaving the other tenants in an unfair spot in my opinion as well as theirs.

That, combined with it's proximity to two strong rental hot beds (NYC and Boston) makes CT a prime "Secondary Market" in my opinion.

.- yes, Volusia is a better market than Orlando in my opinion but you have to be caution of flood zones and know which areas are the best.  

Not just my opinion, I've had realtors walk through.

Having the constant worry of this company moving all their trailers out of the park causing a terrible vacancy is just not worth it, in my opinion.
