I let them out with a good month's notice / compensation.   

On top of this the tenant who was doing this work for me has given notice to vacate.I'm trying to think of the best solution going forward to keep it all running smoothly and all I've come up with as an alternative is:Every tenant is responsible for their own garbage/recycling including taking it to the curb.

I have used both of them for both serving notices and litigation and they are very reasonable. 

I sent notice of cancellation to title company and to buyer.

Needless to say, this place needs repairs.The owner said he can no longer afford to manage the property and gave us 60 notice so he can sell...I assume to cut his losses (and headaches).

I was sent a few properties this week by an agent and I noticed on the listings they have 'assessed value.'

With that said, she can be evicted without proper Formal notice...just simply a verbal.

From an operational stand point this also gives us the ability to non-renew any tenants for any reason once they're month-to-month, as opposed to having to build up 5 day notices, 14 days, and going through with evictions if we have an issue arise with a tenant.
