The place would get disassembled at night almost as fast as we could put it together during the day.

I've met some people that worked in that area and they said a cheap motel room was $200 a night. 

I am a mailman by day and a real estate investor at night. 

They do not take into account other costs like insurance, carry costs, cost of time, opportunity costs...They always undervalue my time and expertise finding the right project and the money to do it, working weekends holidays and nights.

Understand what your competition is charging per night and if you can charge that or more.
