Big box commercial buildings hands down.Single tenant, long lease, high rental income, cheap property management costs, etc.Once a lease is signed it's a no brainer for 7 years.

Even if you think QuickBooks isn't hard to learn on your own.QuickBooks allows you to set account types and classes so that at tax time reports can be produced to identify which amounts fall into what box on tax forms (OK, it's not quite as simple as that, but the accountant will then know which numbers are supposed to go where).My accountant also set me up with some excel spreadsheets to do certain things.

Oh no more signs - Signs Signs ever where a signI tried the sighs once, everyone probably has, after 5 hours of that I got sick of it and Bought a 1 ton truck with a 12 foot box on the back, guess what I put on it...And I got a lot of calls from that truck and secured a lot of deals...
