We let them pick the carpet colors and both buyers (it was a front/back duplex) selected BURGUNDY.We all agreed that we wouldn't install the carpet until 3 days before closing, just in case it didn't close.

I plan on renovating to the extent of swapping carpets out with hardwood vinyl tile throughout, painting the cabinetry and installing hardware, installing a new solid countertop, and repainting the house's trim and walls.

This route will require a partnership return to be filed in which case each member/partner will be given a K-1 which will be then added to their individual tax return.If you do it other ways where one person is not a member or not on title; it gets really messy for tax purposes.
