It does not sound like you have the funds to do a major rehab and it would cost some money to put in another full bath if you don't have a network of contractors and are just calling out of the book.

One major problem is that unless you want to jump through hoops, you will be inspecting it with no utilities.

The only repairs we are doing is a major complete bathroom remodel, new sheet rock, window and door in the kitchen, new heating system, and 3k in repairs done to the electric.

So far the tenants have been paying the rent, sometimes a week late and no major repair issues.
