Theoretically speaking, and loosely at that, $700 equates to $8400 per year. $70K profit, if you get to keep all of it hello IRS, is the equivalent to a little over 8 years of renting it out. 8 years you have the $70K, and you still have the cash flowing property.

Groups that have not done that before and were living on 15% organic rent bumps and expanding cap rates are going to hate life and build character, starting about six months ago.Groups that are not good at this and dont put in the time and effort will loose their capital and their investors capital and move on to crypto or pet rocks.

There are times after a big storm, if I drive by a house a piece of siding is loose, tenants never reported that-- but I fixed it because if I didn't, it'd be water damage.

my point of view is that depends on the area. if you over budget on a neighborhood that cares more about how close the walmart is rather than an Italian hand crafted crown molding you will loose money.
