I had a situation before where the tenant was overly-anxious and called noise complaints on all of the other tenants (which were not legitimate) and I opted to end her lease.

Wedding venue, paintball course, obstacle course (think Tough Mudder), campe site,  trailer park plots, etc.

It would be really dumb of you to not pull permits with a legitimate licensed contractor. #2 do you have a contract with him?

There is a Tenant's Union that will provide free legal aid to any tenant that wants it, whether it's a legitimate issue or they just want to screw the landlord. 

After the "I'll evict you on Xmas because I’m such a harda**” post, the two 100+ reply threads on “college is good, college is for the sheeple”, and the “should I rent to a felon” thread that morphed into a debate about nature of the criminal justice system in the US, it seems that we have strayed from our roots as a REAL ESTATE forum where people talk and learn about REAL ESTATE related issues to a venue for real estate investors to espouse their world views on any number of given topics that are at best tangentially related to real estate.

Are these legitimate wholesalers the very slim minority or is it more like nearly all other professions (doctor, mechanic, CEO) where the ones who stink give the rest a bad name?

Partner up with someone that has done some deals already so that you can legitimately say "We've purchased/rehabbed/developed X number of properties". 

Legitimate guys do some advertising there as well but man there are a LOT of losers that will be calling you non stop off your ad.I'd request photo's & references.

The only insurance any legitimate private lender will ask you to buy is a lender's title policy and fire/hazard insurance (or landlord ins., etc., as appropriate).

Landlord cannot provide 30-day notice to move out unless there is a legitimate reason to do so (think massive repairs and capital expenditures).
