I had a situation before where the tenant was overly-anxious and called noise complaints on all of the other tenants (which were not legitimate) and I opted to end her lease.

After the "I'll evict you on Xmas because I’m such a harda**” post, the two 100+ reply threads on “college is good, college is for the sheeple”, and the “should I rent to a felon” thread that morphed into a debate about nature of the criminal justice system in the US, it seems that we have strayed from our roots as a REAL ESTATE forum where people talk and learn about REAL ESTATE related issues to a venue for real estate investors to espouse their world views on any number of given topics that are at best tangentially related to real estate.

The only insurance any legitimate private lender will ask you to buy is a lender's title policy and fire/hazard insurance (or landlord ins., etc., as appropriate).
