Good cash flow, slow and steady appreciation over all and, in my almost 15 years of managing in Beaver, it seems like you get more longer term tenants (3-5 years and longer) but, as Jeremy said, you sometimes have to weed through a few more applications to find good ones.I'll send you a dm of a few good contacts in Beaver county including a great investment agent, lender, and pm company.

Would you accept a tenant for a $2,150/month rent with the following situation:- They own 2 restaurants so it is hard to verify their actual income VS the company.

So now I'm vetting STR PM companies in order to monetize this consistent opportunity. 

Also check with the city zoning to see how many DADUs are allowed, some areas you can legally have two.

Before she does this she should seek legal help.the comment about giving up ownership, if it was you, what would you rather have?

The common legal reasons to not renew the tenant are to move in family or to do a rehab large enough that tenant cannot live in the unit.  

I say that if you're going to invest out of state then you need some handyman/contracts or even property management company in that area.
