You don’t want to find out later that there was no written lease, no provision in the lease for heirs (that would be you,) etc. - unless you have a copy of the lease and know it’s real and covers any potential pitfalls.

Possible option would be add a clause to the lease requiring pet rent, pet deposit and they pay for carpet cleaning / house cleaning fee upon move out?

With 100 or more units, you can consider using a 3rd party property management company to run the staffing, leasing, etc...and you can manage them as asset manager.
