I know getting a loan would not be a problem as I also have quite a bit of equity in my current home.

I always recommend Profit First (know how to structure your income), Never Split The Difference (good for negotiation tips) & Exactly What To Say (more sales, negotiation tips). 

The neighbor Re-approaches the developer directly (neither realtor knows about the negotiations until later), and they reach an agreement for two of the lots.

So my appraiser came and did my appraisal but from the jump he was letting me know we are not cool he didn’t like i did accent walls, he didn’t like i had a mini split in each room he said i should just get a furnace.

Make sure you know your lease agreement well. 

Here in PA, if we send a renewal to a tenant and provide a minimum of a 30 day notice letting them know not just of the renewal itself but also any change in terms, even if the tenant does not sign it the new terms can go into affect.

They  particularly love 1031 exchanges because they know you are not allowed to touch any of the proceeds.

shI know there are lots of STR hosts, but I don't know of anyone actively managing, at least not as I've heard.
