My 2nd property was an 11-unit mixed use with 20% vacancy, a gut rehab of the retail space and enough to do to buy at a 14 cap.   

It seems overpriced compared to comps but this particular property has a lot size of 1 acre and they were looking to maybe sell it to be used as a commercial space.

You can even diversify across asset classes - think MF, self-storage, mobile home parks, office space, etc - AND geographic location.One limiting factor though is whether you are accredited or not.

The exterior walls are all in great condition, and just had all new siding and windows three years ago.This house is definitely within my price range as I’m starting out as a college kid investing, so funds are low.

What is this space being used for currently?

They may need to seal up where they are getting in and leave some bait in crawl space (if you have one)This will get you off to  a good start with your new tenants by showing that you are going to take care of issues promptly.

I have to be missing something here and would love to get some experienced advice in this space and size of building.  

I think most local investors down here in the single family and small multifamily space are currently looking elsewhere to find that kind of inventory.
