Only 30-40% of my transaction are for investors, its not for lack of trying its for lack of inventory.

I don't want to bleed cash and I know the seattle market will cool a bit, and when it does investors will dump inventory.

For those of you who flip in cold weather areas, I'm wondering if you strategize around the winter months.It's been my experience when buying/selling primary residences that the winter months tend to have lower inventories and less buyers.  

Midland’s monthly inventory was 3.7 months, .compared to 3.2 months last year.

As I look at my activity on the private money funding side.. other than well established turn key companies that I help on the inventory side... my go to teams that are very profitable have one thing in common.. they are Real Estate brokers and agents ...

Maybe I disclose a range: "Purchase price $30,000.

I think I also fell prey to the latter on another property because I offered $315 for a property with an asking price of $335k where the CMA pointed to a range of $275k-$330k and the rental analysis held me at $315k max (with 5% for vacancy, 5% for repairs, 3% for CAPEX and a 7% for management- it had a 9 yr old roof and all new AC and appliances so I reduced the CapEx). 

That's a big range. 

If you are in the flipping game then I would strongly consider lightening up on exposure and inventory. 

It's been on and off the market since 2012 ranging from $199k down to $150k now (they've just dropped it this week).I did call the family after reading your advice, @Jason Hirko .
