So many wholesalers are ignorant to the proper way to determine repairs ect, lets just inform them and change the game!

I'm going to ignore the purchase price initially because the important part is the ARV.ARV (after repair value): You think it is $135,000 all fixed up.Rehab Cost: $10,000I think one thing you maybe left out is that for a Full BRRRR, you need to make everything works inside of 80% of the ARV number.Why 80%?

Numbers don't lie though, those with a degree do better outcome wise, and not just on income.Should we start listing off example after example of ignorant people that can never get ahead in life to prove our point?

If I could give one recommendation, it’d be to ignore the people who tell you that you have to wait 20 years until you get out.

It's hard to ignore the internal desire to jump on these lucrative opportunities, even when they don't particularly fit my mold or investment strategy.  

I get it that ignorance is not an excuse in legal matters.
