Risk isn't like a stock, you're not looking at beta you're looking at quality of neighborhood you're purchasing, interest rate, rental liquidity, etc. 

I’m curious if anyone knows a website Revenue data for hotels like airDNA is for short term rentals?

(square footage, facing direction, driveway position, quality of finishings etc).

Scott, I would HIGHLY recommend going some details and running some examples through it so people can make an informed decision on which one to use.

I have a real estate portfolio with good amount of equity (most of the portfolio is free and clear), however my personal DTI ratio is too high and that's stopping me from tapping into it to settle some debts and buy more properties.

However, I recognize I still have much to learn.I would highly value advice from veteran investors on finding the right opportunities, understanding regulations, financing projects, and overall best practices.
