I would not do a 2 year lease, 1 year will give you more options, increase rent, kick them out, etc.Older lady no kids.... what if she watches her 12 grand kids and their pappies everyday of the week???

The outcome wasn't good for either recipient (1 was prosecuted for fraud by Section 8 and once they dug deeper ended up with felonies for grand theft, and perjury the other loss her voucher and is now staying with family).

There is not going to be any "pre-foreclosure" homes on the MLS in the sense of the foreclosure process is currently occurring.On the MLS in Grand Rapids (where I am), homes only pop-up onto the MLS once the bank officially owns them.If you are defining "pre-foreclosure" as short sales, then those will be on the MLS, but they'll be listed as a short sale.

I was gifted 20 grand from my grand parents which I want to use to get everything started and have 3k to my name otherwise My question is should I finish getting my degree which if I keep going at this current pace I'll have by 2019 or start using my real estate license right now?
